How to Assess Comparable Sales in Brisbane’s Current Property Market

One of the most important parts of buying property is understanding what it is actually worth.

For most buyers, that means looking at comparable sales. But in Brisbane’s current market, that is becoming more nuanced.

Conditions have softened. Properties are generally taking longer to sell, buyers have more negotiating power and some sellers are still holding onto expectations formed when the market was stronger.

At the same time, there isn’t necessarily a large amount of good new stock coming through. Quality properties in tightly held areas can still attract strong competition.

So the question is no longer simply:

“What did the last property sell for?”

It is:

“What is this property worth in today’s market?”

What Makes a Good Comparable Sale?

A good comparable is not simply a property in the same suburb.

You need to consider factors such as location, land size, property type, condition, renovation level, layout, street quality and any constraints such as flooding.

Two homes around the corner from each other can have very different values.

That is why comparable sales need to be interpreted, not simply collected.

Recent Sales Matter More in a Changing Market

A property that sold two or three months ago may have been negotiated under different conditions.

Today, some properties are staying on the market longer and buyers are testing how much negotiating room exists. At the same time, well-located, well-presented homes can still sell strongly when there are few comparable alternatives.

This makes recent information particularly important.

Public sales data can also lag behind the market. A similar property may have gone under contract last week, but the result may not yet appear online.

This is where our strong relationships with sales agents can make a real difference. Agents can often provide context around very recent transactions, buyer competition and where deals are actually being done.

Seller Expectations Can Take Time to Adjust

One of the clearest features of the current market is the gap that can exist between buyer and seller expectations.

Some sellers are still hoping to achieve prices similar to those seen earlier this year, while buyers are increasingly looking for an opportunity to negotiate or secure a bargain.

This can result in properties sitting on the market for longer or sellers eventually adjusting their expectations.

But we are also seeing another outcome: some sellers who cannot achieve the price they want are simply withdrawing the property from the market rather than selling for less.

That is important for buyers to understand.

A property sitting on the market does not automatically mean the seller will accept a heavily discounted offer. Understanding the seller’s motivation, previous offers, time on market and feedback from the sales agent can help determine whether genuine negotiating room exists.

More Stock Doesn’t Always Mean More Choice

There may be more properties sitting online, but that does not necessarily mean buyers have significantly more quality options.

Some of that stock is made up of properties that have been available for some time because price expectations have not aligned with the market.

Meanwhile, good new stock in certain Brisbane suburbs and price brackets can still be relatively limited.

So while buyers may have more negotiating power overall, the best properties can still attract competition.

Buyers Want a Bargain But Value Still Matters

In a softer market, it is natural for buyers to ask:

“Can we get it for less?”

Sometimes the answer is yes.

But buying below the asking price does not automatically mean you have secured a good deal.

A discount on an inferior property can still be a poor purchase, while paying fair market value for a quality property with limited alternatives can be a strong long-term decision.

The goal should be to understand fair value in the current market and negotiate from there.

How Setlr Assesses Property Value

At Setlr Buyers Agents, when assessing a property for a client, we consider the most relevant settled sales, recent market activity and, where available, properties that have just gone under contract.

We also speak directly with sales agents to understand what is happening behind the numbers — including buyer competition, seller expectations and the context around recent transactions.

From there, we provide an independent view of value and recommend an offer and negotiation strategy based on the individual property and current market conditions.

For buyers who are comfortable finding their own property but want support assessing value and negotiating the purchase, our Setlr Assess & Negotiate service provides targeted advice through this part of the buying process.

The Bottom Line

Brisbane’s softer market is creating more opportunity for buyers, but it does not mean every property is a bargain.

Sellers and buyers are still finding their new level, some properties are taking longer to sell, and quality new stock can remain limited.

The best comparable sales analysis therefore goes beyond what sold several months ago.

It helps you understand what is happening in the market now, what the property is worth and how much you should be prepared to pay.
